Rental Qualification Requirements

This community maintains standard qualification requirements, including credit and rental history. Applicants with prior evictions or significant derogatory credit history may not qualify.

  • Background Screening: Required for all occupants 18 years and older
  • Rental History: No prior evictions or significant collections
  • Criminal History:

    • No felony convictions

    • Misdemeanors reviewed on a case-by-case basis (excluding theft or violent offenses)

  • Credit Requirements: Minimum credit score of 550; no bankruptcies within the past 4 years
  • Income Requirements: Household income must be at least 2.7x the monthly rent (after taxes)
  • Income Verification: Accepted via bank linking, payroll provider, or supporting documents
  • Financial Stability: Minimum savings equivalent to one month’s rent in a bank account
  • Out-of-State Applicants: Must provide proof of job transfer or offer letter and complete an in-person visit

No Security Deposit Required

We partner with The Guarantors, allowing residents to pay a one-time fee in place of a traditional security deposit—helping reduce upfront move-in costs while providing coverage for the lease.

To qualify, applicants must meet the required income level based on unit size. All income amounts listed are after taxes.

  • 1 Bedroom: Minimum income of $2,887/month

  • 2 Bedroom: Minimum income of $3,250–$4,058/month (varies by floor plan)

  • 3 Bedroom: Minimum income of $4,223–$4,331/month (varies by floor plan)
